Maintaining your Good Credit Score- You may not realize you are hurting your score.

Maintaining your Good Credit Score- You may not realize you are hurting your score.

Credit scores count for a lot these days. Whether renting or purchasing a home, a vehicle, applying for a loan, insurance, etc. your credit score could help or hurt you financially. Once your credit score has taken a dive it is often hard to bring it back up, but by following these rules you could see a significant change.

1.) Pay your bills on time. This seems like a no brainier but falling behind on your bills could impact your score. Even a small bill from your doctor’s office could end up on your credit report if it goes unpaid.
2.) Keep your credit card balances low. This one is often misunderstood. Be sure to keep your balance within 30% of your credit limit to maintain a good score. Even if you pay the bill off in full each month, if you go over your 30% this will affect your credit.
3.) Manage your debt. Don’t go overboard with applying for credit cards. The more you have, the more debt follows. Having too much debt can lower your score.
4.) Don’t close old credit cards. Now this rule is confusing to many. When you close a credit card, the issuer no longer sends reports to the credit bureaus. If you maintained good standing with a card for years, once closed this will no longer show on your credit score. The credit scoring formula places less weight on inactive accounts.
5.) Limit your applications for new credit. Every time you apply for credit, whether it be credit cards or loans, your credit score takes a small hit. Be sure to only open credit cards sparingly not too often or it could drop your score by 10%.
6.) Watch your credit report. Identity theft and credit card fraud can wreak havoc on your credit report and be very difficult to correct. Checking your report throughout the year will helps you detect any mistakes much sooner than if not.

Halloween Safety Tips. Number 6 is often forgotten about.

We at the Freund Group would like to see you and your family have a safe Halloween so we have prepared a few safety tips for you.
1.   Plan out a route ahead of time so you aren’t just wandering
    around.

2.   Stay in well-lit places so you can see cars and drivers can see you.
3.   Be sure to wear comfy shoes so you don’t trip and fall.
4.   Try to avoid masks and instead paint your child’s face so there isn’t anything obstructing their vision.
5.   Bring a flashlight and wear something that drivers can see (A flashing necklace or flashing pin on your shirt)
6.   If you plan on bringing your fur babies with you be reminded that many times costumes can be scary, so if you dog is a bit protective it may be better to let him/her sit this one out.
7.   It is best to go only to homes of those you know, but if you stop at some you don’t know, play it safe and as always, check your child’s candy. Only keep wrapped candy and throw out any homemade goodies (unless of course you know who gave them to you.)

We wish you a happy and safe Halloween. Please remember if you know anyone who would like to buy or sell a home, please call us at 281-479-6683. The Freund Group, Your Friends in Real Estate.

Top Seven BIG NO NO’s when Purchasing a home. Number 4 may shock you!

When buying a home there are many do’s and don’ts that if you don’t follow, you may regret it later. When your trusted real estate agent advises you not to do certain things when purchasing a home, your best bet is to give heed to their helpful advice. Below are a few BIG No No’s when purchasing a home.

7. DON’T go to closing without a final walk-through. It’s the day of closing and instead of performing a final walk-through you prefer to take your chances and close anyhow, what happens when that chandelier you specifically asked to stay is gone? Those drapes that you fell in love with are packed up and headed with the seller? Or even worse, there is a hole in the ceiling the seller accidentally did the night before closing? If you have sat down at closing and signed those papers, what’s done is done and you are stuck with the consequences of not performing that final walk-through.

6. DON’T use anyone other than recommended professionals. Purchasing a home is one of the biggest investments in your life why would you trust anyone but a professional for your process? Be sure to check out their reviews.

5. DON’T make major purchases at this time, i.e., car, boat, furniture on a credit card. Please be sure to wait until after close to purchase any big ticket items.  Doing so during the purchase process could ruin your chances of buying.

4. DON’T become best friends with the seller. You may have a few encounters with the seller during the buying process but do not exchange numbers and chit chat about the deal. The seller may have the best intentions when he says he will repair something or leave an item, but “if it is not in writing it is not happening” is the best rule of thumb. Sometimes the seller may think you agreed to something that you did not intend to.

3. DON’T use part-time or inexperienced Realtors. The stakes are big in a real estate purchase, so why wouldn’t you hire someone who invests their full professional capacity to serving their client’s needs?

2. DON’T buy without an inspection. The home may look to be in pristine condition but you really don’t know what is behind the walls unless you hire a professional inspector. You really need to know what you are buying and if there are repairs that need to be negotiated with the seller.

1. DON’T go it alone.  You are making one of the biggest investments of your LIFE why would you ever attempt to do it alone?!?!  Call us today and we can help make your buying process a smooth and memorable one!
